Lawsuit-riddled redevelopment a 'risky investment'
In redevelopment and reconstruction projects tied up in litigation, some brokers are encouraging investments without properly disclosing the status of lawsuits or the interest costs that accrue if projects are delayed. In cases like Wangsimni New Town 1 and Sindang 7, presale rights are trading at premiums despite the risk that appeals and final Supreme Court rulings can take months and may delay or even cancel projects, and experts warn investors to consider interest burdens and the possibility of project failure.

Wangsimni New Town District 1 Association Establishment Invalidated
The court ruled that the approvals for establishment of the association, project implementation, and disposition plan for Wangsipri New Town Zone 1 in Seongdong-gu, Seoul are all invalid. The court found that consent forms submitted by 366 association members left items such as design and project costs blank and were filled in later, and that curing such defects would have required the consent of four-fifths of members, which was not obtained. With over 80% of demolition already completed, the March scheduled general sales are likely to be disrupted; the association must redo its establishment procedures and the district office is reviewing legal responses.

Attorney Song said she will increase on-site engagement, listen to stakeholders, and focus on preventing disputes proactively while balancing public and private interests to safeguard members' rights.
